HOMEOWNER GUIDE
PLANNING YOUR EXTERIOR PAINTING PROJECT
What affects the cost of exterior painting
Home size and the number of stories set the baseline, along with access: steep slopes, tight side yards and landscaping close to the walls slow the work. Prep is the next big factor: stucco repair, replacing rotted wood trim, scraping peeling paint and caulking gaps. The number of colors, and how much trim, eaves, shutters and doors there are, add detail work.
Stucco, wood and coating choices
Stucco needs a breathable paint that bonds to masonry. Elastomeric coatings are thicker and flexible, which can bridge hairline cracks, but they aren't right for every wall. Wood trim and fascia need sound wood, primer on bare spots and a paint made for wood. We'll recommend products based on the surfaces we find.
Coastal sun and salt air
Near the coast, salt air and the morning marine layer keep surfaces damp longer, so we start painting once walls have dried. Inland, strong sun fades and chalks paint faster on south- and west-facing walls. Prep and good primer matter in both settings because paint only lasts as long as its bond to the surface.
Older homes and lead paint
Homes built before 1978 may have lead-based paint. Scraping or sanding that paint requires lead-safe work practices under federal rules to contain dust and chips. Tell us your home's age so we can plan for it.
How to prepare
Trim plants and trees away from the walls, move patio furniture and grills, and turn off sprinklers that hit the house a few days before we start. Get HOA color approval if you need it. Most homes take several days to a couple of weeks, depending on size, prep and weather.

FAQ
EXTERIOR PAINTING FAQS
How do you prep stucco?
We scrape, chip and patch damaged stucco, pressure-wash, mask, then prime before the finish coats.
When is the best time to paint outside?
Dry weather. We schedule around rain so paint can cure.
Do you paint trim, eaves and doors?
Yes. Your estimate lists every surface included.
Do I need HOA approval to paint my house?
Often, yes. Many Orange County HOAs approve exterior colors in advance. Get your colors approved before the start date so the schedule doesn't slip.
What about cracks in my stucco?
Hairline cracks are common and can be filled and painted over. Wider or recurring cracks may point to moisture or movement and are worth a closer look before painting.
Is the assessment really free?
Yes. There's no cost and no obligation to hire us.
Do you offer financing?
Ask us at your assessment and we'll walk you through the options available for your project. Financing is subject to credit approval.
