WHY IT MATTERS

WHY REPLACE OLD WINDOWS

  • Fewer drafts

Replacing old single-pane or leaky windows usually cuts drafts and heat gain.

  • Curb appeal

Windows and doors are among the most visible parts of a home, inside and out.

  • A finished look

Trim and finish work is part of the job, so the result looks complete.

HOMEOWNER GUIDE

PLANNING YOUR WINDOWS & DOORS PROJECT

What affects the cost

The number and size of openings, the frame material, glass options and the installation method drive the price. Custom sizes, specialty shapes, large sliding or folding doors, and repairs to rotted framing or damaged stucco all add to the scope. Swapping standard windows into sound openings is the most straightforward job.

Retrofit or full-frame installation

A retrofit window fits into the existing frame and is common on stucco homes because it avoids tearing out exterior wall finish. A full-frame replacement removes the old frame down to the rough opening, which lets us fix hidden damage and change the size but involves more patching inside and out. Which is right depends on the condition of each opening.

Permits and Title 24

Many Orange County cities require a permit for window and door replacement. California's Title 24 energy code sets efficiency limits for replacement windows, so new units must meet the state's insulating and solar heat gain ratings. Safety rules also apply: tempered glass is required in certain locations, such as near doors and tubs, and bedroom windows must keep a code-compliant emergency exit opening.

Coastal and sun exposure

Near the coast, salt air is hard on hardware and screens, so corrosion-resistant hardware is worth considering. West- and south-facing glass takes the most afternoon sun; low-E coatings help cut heat gain and fading on those sides of the house.

How to prepare

Clear about three feet in front of each window, take down blinds and curtains, and move anything fragile off nearby walls. Custom windows are ordered after final measurements, so the wait for manufacturing usually takes longer than the installation itself.

FAQ

WINDOW FAQS

Will new windows lower my energy bills?

Replacing old single-pane or leaky windows usually cuts drafts and heat gain; how much you save depends on the home.

Do you replace doors too?

Yes, including entry, sliding and patio doors.

How long does installation take?

Most homes take one to a few days once windows arrive.

Do you have to cut into the stucco?

Not always. Many stucco homes can take retrofit windows that fit inside the existing frame. Some openings need a full-frame replacement. We'll tell you which approach fits each window.

Which frame material is best?

Vinyl is the most common choice for value and low upkeep. Fiberglass is strong and stable, aluminum suits slim modern frames, and wood or clad-wood offers a traditional look. We'll walk through the trade-offs.

Is the assessment really free?

Yes. There's no cost and no obligation to hire us.

Do you offer financing?
